Please read these conditions carefully and keep a copy. If there is any point you wish further explained feel free to ask.



TYPE OF CONTRACT:
All of our properties are rented on the basis of temporary self-catering holiday accommodation. This is known under Spanish Law as "arrendamiento de temporada".

The rental contract is a private agreement between you "the renter" and us "the owner". Although we advertise in many different websites around the world we do not have any agents.

WHAT THE PRICE INCLUDES:
The prices we quote are the final price that you will pay. There is no additional VAT, tourist tax, breakage deposit or any other charge for gas, water, electricity or cleaning.

We include all bed-linen but do not provide towels.

The rental period starts any time after 14:00PM on arrival and will finish at 11:00 AM on the last day.

(sometimes in the case of very late flights we are able to allow extra time on the last day but this not guaranteed within the contract)

We prepare beds for the number of persons you have stated. No other persons are permitted to sleep in the premises without the express permission of the owners.

WHAT WE ASK OF YOU:
We do not charge a breakage/security deposit but we ask you to inform us of any breakage and/or any malfunction within the property so that we can maintain the same high standard with each changeover.

We expect the renter to maintain the property in a clean state and we provide basic cleaning materials for this purpose.

You are asked to remove all rubbish to the containers that are located nearby in the street and on your last day to remove all opened packets and containers of food or drink.

The renter may not rearrange the furniture without permission from the owner as this inevitably causes damage to the furniture or to the walls.

We do not allow cats, dogs, birds or any other animals in our rented properties.
Some of our properties are non-smoking. If you reserve one of these properties you must accept the no-smoking rule. In ALL of our properties smoking is totally forbidden while in bed. This is a fire precaution for your safety and the safety of other guests and neighbours.

We provide one or two complete sets of keys and these must be returned (or left behind) at the end of your stay.

During your stay you are free to come and go at any hour of day or night but if you return after 11:00 at night you must take care to avoid making noise. In accordance with Spanish law nobody may create undue noise in or around the apartment after 12:00 midnight.

The owner may inspect the property at any time during the stay provided there is a member of your group present. Also in the event of emergencies the owner or an appointed repair person may enter the property to effect repairs and maintainance.

PAYMENT:
We normally ask for a deposit of 20% of the total rental at the time of making your reservation and then the balance 6-8 weeks before arrival. In some circumstances we may ask for a deposit with the reservation and the balance paid IN CASH on arrival. Our preferred method of payment is online with the secure Paypal system but we may also accept cheques in GBP or Euros or bank transfer.

COMPLAINTS PROCEDURE:
We are a small private family establishment and usually have a friendly personal relationship with guests. We very rarely recieve any complaints but nowadays it is best to detail the correct procedure.
If you encounter any problem or malfunction in one of our properties or if you believe that the property is not what you expected you MUST bring this to our attention while you are still renting the property. This gives us the opportunity to rectify the matter quickly.
Any complaint received after the rental is finished and you have returned home, will not be accepted unless you have told us about the problem while in the rental property.
